The swales between houses are drainage infrastructure, not spare lawn. A raised patio, a fence with a solid bottom rail, or fill added to level a yard can dam a swale and push water into a neighbour's property or your own foundation.

Why is my Milton backyard still wet three days after rain?

On clay soils water does not infiltrate quickly, so any low point becomes a holding pond. If the yard was also filled or re-graded after the builder's original grading, the water may have nowhere to go at all. The fix is usually a combination of re-grading to create positive fall and a French drain or catch basin routed to a proper outlet.

Can I change the grading on my new Milton subdivision lot?

Not freely. The lot was graded to an approved plan and you are responsible for keeping drainage functioning, including the swales along property lines. We design changes that keep the intended drainage pattern intact, which protects you from both flooding and disputes with neighbours.

Where can drainage water legally discharge?
