Escarpment runoff and older lower-city drainage

Properties along the base of the escarpment and near the Chedoke and Red Hill watersheds receive concentrated runoff during heavy summer storms and spring melt. That volume is not something a downspout extension absorbs. It needs interception uphill and a designed path to a real outlet.

In older lower-city neighbourhoods the issue is usually legacy infrastructure. Homes built decades ago may still have downspouts discharging directly beside the foundation, original clay tile weeping systems that have silted up, and yards re-graded over the years until water runs toward the house instead of away from it. Surface drainage and grading are what we correct from the outside. Where the problem extends to below-grade plumbing, we will tell you plainly that it is a plumbing scope rather than sell you landscaping you do not need. Water pools against my foundation after every storm. Where do I start?

With elevations. The first question is whether the ground within about two metres of the house falls away from it. If it does not, re-grading is the foundation of any fix, and drainage is added to handle what grading alone cannot.

Is downspout water really enough to cause a problem?

A single downspout can deliver a very large volume off a roof during one storm. Discharged next to the wall, that water repeatedly saturates the soil against your foundation. Extending and routing downspouts to a proper outlet is one of the cheapest, highest-return drainage fixes available.

Do I need Conservation Authority approval for drainage work in Hamilton?

Sometimes. Work near the escarpment, a watercourse or a regulated wetland can require a permit from the Hamilton Conservation Authority. We check the property's status before starting.
